    APPROACH


    For every client engagement, we follow a strict 3-step process that ensures that we understand the project, the request, the circumstances and needs of the client before formally engaging, and that we are confident in the likelihood of a successful outcome for the client:


    EVALUATION

    Collection, evaluation, and discussion of due diligence information with the client is critical in understanding and determining viability of the project.


    ENGAGEMENT

    Our standard Engagement Agreement defines our role and fee compensation, which is always performance based.  We do not work on any project without an executed agreement.


    STRUCTURE & PLACEMENT

    Engineering the optimal capital structure, and placing the most appropriate and economical components of debt and/or equity, are critical to the success of any engagement.

    EXPERIENCE


    Our firm is comprised of partners with many years of relevant experience across various disciplines of the real estate sector including acquisitions, banking, development, asset management, joint ventures and structuring capital. 


    From luxury residential properties to large portfolios of operationally complex assets, we apply both short-term and long-term strategies on all investments on behalf of our clients. We have invested throughout the risk spectrum from core to opportunistic transactions, across the capital stack including structuring mezzanine and preferred equity investments.


    Since inception, we've been involved in over 300 transactions. Through the years, our core business has moved from strictly commercial capital advisory and placement, to now spanning a wide range of financial, real estate, and business services, including a heavy focus on luxury residential renovations on behalf of numerous funds as well as principal investment.

    MANAGING DIRECTOR

    John Yarbrough is the Founder and Executive Managing Director of Pacific Capital Partners, serving as the Chief Executive for the firm. Prior to founding the firm, John spent the majority of his 30-year career as a Senior Banker and Financial Advisor for several notable Wall Street firms, focusing on banking and asset management for businesses, institutions, real estate developers and holding companies, and high net worth families.  John is also a highly experienced real estate developer.

    John has managed sophisticated financial relationships for a broad range of clients and projects for nearly 25 years. John served as  Senior Vice President and lead relationship manager for the top clients at Citigroup, advising on banking transactions and portfolios totaling several billion dollars. He then moved on to a Managing Director role at Wells Fargo Bank, working closely with the Real Estate Group. Prior to this, John began his career as Vice President at Pacific Century Bank, then, as Senior Vice President, headed up the Relationship Management Group at Imperial Bank in Los Angeles. John then joined Alliance Capital Management, L.P. as Vice President. John also spent several years in the independent investment banking space prior to founding Pacific Capital Partners.

    John holds a bachelor’s degree with honors from Arizona State University, where he played running back for the Rose Bowl champion Sun Devil football team. John is a long time resident of the Beverly Hills area, and enjoys sports, travel, and family activities, as well as politics and community development, having served as Finance Director and a senior strategy advisor for two Congressional election campaigns.

    Eric Gottlieb is a Founder and Managing Director of Finance at Pacific Capital Partners.  Eric serves as the Chief Financial Officer for the company, contributing to corporate strategy and managing all aspects of the company's financial operations.  Eric manages the San Jose office and the Northern California Region for the firm.

    Eric also manages all asset management advisory activities for Pacific Capital Partners, and coordinates activities with third party broker/dealers and insurance companies.

    Prior to founding Pacific Capital Partners, Eric worked at investment banking firm J.P. Turner & Co. in Northern California, Managing banking and asset management relationships for high net worth clients, and for many years ran a successful boutique  investment management firm that he founded.
